    In Calgary, all garages require a building permit.

    A development permit may also be required if the proposed garage does not fully comply with the rules of the Land Use Bylaw, such as setbacks, height, size, or site coverage. In these cases, a development permit is used to request a variance.

    Is a garage considered an accessory building in Calgary?

    Yes.
    In Calgary, a garage is classified as an accessory building under the Land Use Bylaw and is subject to specific rules related to size, height, setbacks, and location.

    Yes.
    Garages must comply with the specific rules of the land use district where the property is located. Requirements can vary by district and must be reviewed for each site.

    Approximate City of Calgary fees:

    • New garage building permit: $333.84
    • Garage renovation permit: $205.92

    Fees are set by the City and change ammually.

    Not always.
    A development permit is required if the garage does not meet all Land Use Bylaw rules. In those cases, the development permit is used to request a variance. If the garage complies fully, a building permit only is  required.

    You cannot build a garage, shed, or pergola larger than 10 m² in the front yard.

    In most residential districts:

    • A garage must be located in the rear yard
    • A garage located next to or attached to a building must also be within the rear yard, subject to setbacks

    Garages are subject to multiple height limits:

    • Maximum roof peak height: 4.6 metres (15 feet)
    • Maximum wall / eave height: 3.0 metres (9 ft 10 in), measured from finished floor to the wall-roof intersection
    • A garage is limited to one storey only

    Roof design and wall height must both comply.

    Garage size is limited by three rules, and the most restrictive applies:

    1. Site coverage limits (often 40%, 45%, or 50% depending on district), including the house and garage
    2. The garage must be smaller than the principal building (house)
    3. A garage must not exceed 75 m² (approximately 807 sq ft)

    Rooftop decks and balconies are prohibited on garages in Calgary.

    A garage may only be used for vehicle parking and storage. If living space is included, the structure is no longer considered a garage and is instead classified as a garage suite or backyard studio, which is regulated under different rules.

    Garage setbacks are governed by both zoning and building code rules.

    • Zoning typically requires a minimum 0.6 m setback from the rear property line
    • Building permit regulations also require 0.6 m clearance for fire safety

    If a garage is closer than 0.6 m to a property line, the wall facing the property line must be constructed as a fire-rated wall from floor to ceiling.

    you will need separate trade permits, applied for by licensed electricians, plumbers, or gas fitters. Trade permits are required in addition to a building permit.
